Acting on behalf of a major Qatari property company, Claymore acquired this Core 6,500 sq ft multi-let office investment in July 2010, for c.£6.0m, reflecting a net initial yield of 4.6% pa (£1,058 psf).

Located in prime Mayfair, the property comprises 6 floors of offices totalling 6,500 sq ft in a modernised Grade II listed building.

Since acquisition, Claymore has actively managed the property, refurbishing vacant suites, installing a new lift and redecorating the external façades leading to lettings to Saint Laurent and Rossi & Rossi.  Claymore’s involvement came to an end having driven rentals from around £55 per sq ft to £90 per sq ft, and the capital value to c.£13m.
