Requirement 1 - Private Equity Funding

  • Sector – Offices/industrial/retail
  • Location – UK mainland
  • Assets - Single assets or portfolios (including multi-asset granular)
  • Leases – Multi and single let, possibly vacant
  • Profile – Asset management intensive/short WAULTS, re-gears, planning angles/PDR
  • Lot size – £2m - £60m
  • Yields – Higher yielding/low capital values; low initial yields acceptable if reversionary
  • Typical assets
    • Older industrial estates/business parks with non-conforming uses, surplus land
    • Larger office blocks with significant voids, possible PDR
    • Planning angles
    • Secondary retail with vacancy on ground or upper parts
    • Mixed use portfolios with granular asset management intensive profile
       

Requirement 2 – Institutional Funding

  • Sector – Offices, possibly industrial
  • Location – UK mainland, Big 6 & other recognizable 250k + towns and cities
  • Assets - Single assets
  • Leases – Multi-let with vacancy/possibly fully vacant if stronger market
  • Profile – Asset management intensive/short WAULTS, re-gears
  • Lot size –£5m-£20m
  • Yields - Market yields, low/reasonable capital values
  • Typical assets
    • Town/City centre offices with refurbishment potential
    • Multi-let industrial
